Monaco operates at a density of wealth that has no parallel. Two square kilometres, approximately 38,000 residents, and the highest concentration of ultra-high-net-worth individuals of any city on earth. The property market here is not a housing market in any conventional sense, it is a market for jurisdiction, discretion, and access to a financial and legal ecosystem that has been refined over generations.

The Real Estate Calculus

Super-prime residential property in Monaco trades at EUR 50,000 to 100,000 per square metre for well-positioned residences in the Carré d'Or, with penthouses in the new-generation developments (Tour Odéon, Bay House, Mareterra) exceeding these benchmarks. The market is driven less by comparative yield analysis than by the Principality's zero income tax, zero wealth tax, and zero capital gains tax for residents, a fiscal architecture that has drawn family offices from across Europe, the Middle East, and increasingly Asia.

Critically, perhaps half of all transactions above EUR 10 million never appear on a public listing portal. They move through private networks of agents, notaires, and family office advisers before any marketing material is produced. The agent who can access these off-market opportunities, through relationships with Monaco's law firms, its private banks, and the developers who control the pipeline of new-build residences, is worth a multiple of the agent who cannot.

The Yachting Connection

Port Hercule and the Monaco Yacht Club are the gravitational centre of the Mediterranean superyacht industry. The Monaco Yacht Show each September is the industry's most consequential event, and the brokerages, management companies, and maritime law firms based in the Principality are among the most active globally. For owners, basing a vessel in Monaco means access to a deep ecosystem of crew, technical services, flag-state expertise, and the legal infrastructure that supports yacht ownership through SPV structures registered in the Cayman Islands, Marshall Islands, or Malta.

What to Look For

In Monaco's compressed market, the credible professional is defined by their network, not their marketing. A real estate agent who cannot produce a verifiable track record of closed transactions in the specific residence or price band you are targeting is not the right agent. A yacht broker who does not have working relationships with the capitainerie at Port Hercule and the classification societies that survey vessels in the region is not adding value beyond what you can find on a listing portal. A private banker who cannot discuss the practical implications of CRS and the Monaco-France tax convention in concrete terms is not operating at the level their title suggests.

The professionals listed below all maintain an active presence in the Principality and serve the Monaco market directly.
